Methodology
How every figure published here is produced, and the rules that constrain it.
Source of data
All figures derive from EvictIQ's own operational case records — cases we prepared, filed, served, coordinated or executed. We do not scrape court dockets and we do not purchase third-party datasets.
What this sample is
An operationally detailed record of cases where an owner hired a service. That is its strength: we hold stage-level timestamps most datasets never capture. It is also its limitation: it excludes self-filed cases, attorney-filed cases we didn't touch, and every case in counties we don't work.
What this sample is not
It is not a representative sample of Georgia evictions and we never present it as one. Any statement beginning 'evictions in Georgia take…' would be unsupported by this data. Our statements begin 'in our records…' instead.
Stage markers
Every interval is defined between two explicit markers — filing date, service date, hearing date, judgment date, writ application date, writ execution date, possession date. A cycle-time figure without both markers named is not published.
Missing data
Records missing either marker of an interval are excluded from that interval's calculation, and the exclusion rate is published alongside the figure. A high exclusion rate is itself a finding and is reported as one.
Central tendency
Medians and interquartile ranges, not means. These distributions are right-skewed and a mean would systematically overstate typical experience.
Disclosure and suppression
No figure is published from a cell below our disclosure threshold. Suppressed cells are marked as suppressed rather than omitted silently, so readers can see where coverage is thin.
Privacy
Nothing published contains tenant names, addresses, case numbers, or any combination of fields that could identify a household. Record-level data is never released under any circumstances.
Corrections
Errors are corrected on the page with a dated correction note. We do not silently edit published figures.
Conflicts of interest
EvictIQ sells eviction services. Several measures here partly measure our own operational performance. We state that on the relevant pages rather than presenting them as neutral county benchmarks.
