Case aging: how long open evictions have been open
Case aging measures the distribution of how long currently-open eviction cases have been open, measured from filing. It is the standard way to see whether a portfolio's problem is volume or drift.
Findings in preparation
An average cycle time hides the cases that are stuck. Aging shows them. For a portfolio owner, the tail of the aging distribution is where the recoverable rent is.
How it is computed
- Population
- All cases in our records with a filing date and no recorded possession date, as of the reporting date.
- Measure
- Days between filing date and reporting date.
- Reported as
- Distribution across buckets, plus median and 75th/90th percentile. Not a mean — the distribution is skewed and a mean misleads.
- Cut by
- County, case stage, and property type where counts allow.
- Suppression
- Any cell below the disclosure threshold is suppressed.
What this measure does not tell you
- Open cases only — closed cases are counted in cycle-time reporting instead
- Cases we worked, not all cases in the county
- Filing date is our record of filing, not the court's docket timestamp
